Bay & Picture Windows in Casco, Maine

In Casco, a big window is often the point of the house. Lots on Sebago Lake look south across open water, Pleasant Lake and Thomas Pond have their own shorelines to frame, and inland lots look out over woods and open land. A picture window keeps a view unbroken, and a bay or bow pushes out from the wall to widen it. Casements on either side of a large fixed unit let in lake breezes in summer.

Large glass on the water side of a Casco home takes the worst of the wind, so structural ratings and flashing are the first thing to get right. A bay carries its own small roof, and with about 84 inches of snow a year at the Gray weather office, that roof can hold snow and form ice where it meets the wall unless it is properly flashed and insulated. South-facing glass on the Sebago shore gets strong winter sun, and low-emissivity coatings help with glare and heat. Any change to the size of an opening means structural work, so it should be discussed with the town before work begins.

Census estimates count about 2,970 housing units in Casco, with a median year built of 1988, noticeably newer than Raymond's 1976. Only about 5 percent predate 1940 and around 18 percent predate 1960, while roughly 31 percent have gone up since 2000. About 76 percent are single-family detached homes, a lower share than in neighboring Raymond, and about 90 percent of occupied homes are owned by the people living in them. Seasonal use is large: roughly 1,210 units, about four in ten, are held for seasonal or recreational occupancy, from shoreline cottages to second homes. The town also runs a short-term rental registration ordinance, since many lake houses are rented by the week. The older layer is small but real, including a Federal-style house from about 1795 in South Casco.

Casco was set off from Raymond in 1841 after starting as part of Raymondtown Plantation. Its settled places are Casco village, South Casco, Cook Mills, Crescent Lake and Pike Corner. The Friends Meetinghouse on Quaker Ridge Road, built in 1814, is a modest one-story frame building with narrow clapboard siding and is on the National Register, as is the Richard Manning House, a Federal-style home of about 1795 on Raymond Cape Road in South Casco. Sebago Lake State Park, opened in 1938, spans Casco and Naples, and summer camps such as Seeds of Peace and Camp Laurel South sit on its lakes. Casco Days fills the last Saturday of July.

Casco's Code Enforcement Department, which the town calls its building department, works from the town office at 635 Meadow Road and meets by appointment. Since April 7, 2025 the town enforces the 2021 I-codes under Maine's uniform building code. The building permit application asks whether a lot is in shoreland, water body, wetland or resource protection zoning, wants a plot plan with roadside and lakeside setbacks, and records lot coverage. Permits are valid for one year. Work in the shoreland zone, within 250 feet of a great pond, uses a separate Shoreland Project Permit Application with photos before and after construction.

Picture windows are large fixed units that frame a view and pour light into a room. Bay and bow windows project out from the wall, adding floor space and light from three or more directions. Both are heavier and more exposed than an ordinary window, so the structure, support, roof and flashing around them matter.
