Deck Replacement for Casco homes

Many of Casco's decks were added to cottages and newer homes over the past several decades, and pressure-treated decks from the 1980s and 1990s are now wearing out. The common problems are ledgers attached without flashing, which lets water rot the house framing, posts on shallow footings that heave in frost, and railings or stairs that no longer meet current code. On lakefront lots, stairs down the slope and sections close to the water often fail first.

Cardinal replaces decks completely, from new footings through framing, decking, railings and stairs, and does not repair or stain existing decks. A full replacement lets the ledger be flashed and fastened correctly and the deck be built to the 2021 I-codes Casco has enforced since April 2025. A replacement still needs a building permit, and on a shoreland lot the town will look at setbacks and lot coverage, which can limit how much bigger a replacement deck can grow. Talking with the Code Enforcement Department early avoids surprises. An owner inspects the existing deck and provides a fixed written price.

Casco housing at a glance

Census estimates count about 2,970 housing units in Casco, with a median year built of 1988, noticeably newer than Raymond's 1976. Only about 5 percent predate 1940 and around 18 percent predate 1960, while roughly 31 percent have gone up since 2000. About 76 percent are single-family detached homes, a lower share than in neighboring Raymond, and about 90 percent of occupied homes are owned by the people living in them. Seasonal use is large: roughly 1,210 units, about four in ten, are held for seasonal or recreational occupancy, from shoreline cottages to second homes. The town also runs a short-term rental registration ordinance, since many lake houses are rented by the week. The older layer is small but real, including a Federal-style house from about 1795 in South Casco.

Permits and design review in Casco

Casco's Code Enforcement Department, which the town calls its building department, works from the town office at 635 Meadow Road and meets by appointment. Since April 7, 2025 the town enforces the 2021 I-codes under Maine's uniform building code. The building permit application asks whether a lot is in shoreland, water body, wetland or resource protection zoning, wants a plot plan with roadside and lakeside setbacks, and records lot coverage. Permits are valid for one year. Work in the shoreland zone, within 250 feet of a great pond, uses a separate Shoreland Project Permit Application with photos before and after construction.

Weather and exposure in Casco

Casco is inland, so the weather that wears on houses here is snow, cold and the wind off big water, not salt. Published normals from the National Weather Service office in nearby Gray show about 84 inches of snow a year for 1991-2020, well above the roughly 69 inches at the Portland Jetport. Deep cold and midwinter thaws alternate from December into March. Cottages on the north shore of Sebago Lake face miles of open water to the south, and Sebago rarely freezes over completely, so that exposure lasts through the winter. Houses on Pleasant Lake, Thomas Pond and the smaller ponds sit among tall pines, where shade and needle litter keep roofs and decks damp.

What deck replacement involves

When an old deck is soft, wobbly or pulling away from the house, a full replacement is treated as a new build: the old deck comes off, the footings and framing are built new, and the new surface, railings and stairs go on. That is the only way to deal with hidden rot at the ledger and frost-heaved footings, and it is how Cardinal Exteriors approaches it. It lets you change the size, shape and material at the same time.

  • The existing deck is removed and disposed of, and the house wall behind the ledger is inspected.
  • Rotted rim or sheathing behind the old ledger is repaired and the wall is flashed.
  • New footings go below frost; new posts, beams and joists are framed.
  • New decking, railings, stairs and landings are installed in the material you choose.
  • Permits are pulled where required and the site is cleaned up.

Signs it is time

  • Soft or spongy boards and joists
  • A ledger pulling away from the house or rust-streaked fasteners
  • Posts that have heaved, leaned or rotted at the base
  • Railings that wobble or are lower than today's code expects

What affects the price of deck replacement

  • Removal and disposal of the old deck

  • New size, height and shape
  • Decking and railing materials
  • Footing type and site access

Every job is priced from a free on-site visit. Typical ranges for the trade are on our deck building page, and the details of this service are on the deck replacement overview.
