Siding Replacement for Casco homes

Casco's older lake cottages are where siding tends to give out first. Many were sided in wood shingles or boards decades ago, then expanded or winterized as owners began staying longer, and the patchwork of materials leaves seams where water gets in. The walls facing Sebago Lake or Pleasant Lake take wind-driven rain; the ones facing the woods stay damp under pine shade. Lower courses near grade, where snow sits against the wall through the winter, are often the most rotted. Tearing everything off is the way to see the sheathing and the framing behind it.

Newer Casco houses are a different case. With about 31 percent of the stock built since 2000, many homes are on their first siding, and early vinyl or builder-grade trim on those houses may be fading or loose rather than rotting. A replacement is the moment to correct flashing at windows, decks and roof lines, add a proper weather-resistive barrier and consider an upgraded material. Before starting on a lot near the water, check with the Code Enforcement Department about shoreland rules, especially if staging or soil disturbance is involved. An owner measures the house and prepares a fixed-price written proposal.

Casco housing at a glance

Census estimates count about 2,970 housing units in Casco, with a median year built of 1988, noticeably newer than Raymond's 1976. Only about 5 percent predate 1940 and around 18 percent predate 1960, while roughly 31 percent have gone up since 2000. About 76 percent are single-family detached homes, a lower share than in neighboring Raymond, and about 90 percent of occupied homes are owned by the people living in them. Seasonal use is large: roughly 1,210 units, about four in ten, are held for seasonal or recreational occupancy, from shoreline cottages to second homes. The town also runs a short-term rental registration ordinance, since many lake houses are rented by the week. The older layer is small but real, including a Federal-style house from about 1795 in South Casco.

Weather and exposure in Casco

Casco is inland, so the weather that wears on houses here is snow, cold and the wind off big water, not salt. Published normals from the National Weather Service office in nearby Gray show about 84 inches of snow a year for 1991-2020, well above the roughly 69 inches at the Portland Jetport. Deep cold and midwinter thaws alternate from December into March. Cottages on the north shore of Sebago Lake face miles of open water to the south, and Sebago rarely freezes over completely, so that exposure lasts through the winter. Houses on Pleasant Lake, Thomas Pond and the smaller ponds sit among tall pines, where shade and needle litter keep roofs and decks damp.

Permits and design review in Casco

Casco's Code Enforcement Department, which the town calls its building department, works from the town office at 635 Meadow Road and meets by appointment. Since April 7, 2025 the town enforces the 2021 I-codes under Maine's uniform building code. The building permit application asks whether a lot is in shoreland, water body, wetland or resource protection zoning, wants a plot plan with roadside and lakeside setbacks, and records lot coverage. Permits are valid for one year. Work in the shoreland zone, within 250 feet of a great pond, uses a separate Shoreland Project Permit Application with photos before and after construction.

What siding replacement involves

Siding replacement is more than new cladding. The old siding comes off, the sheathing underneath is inspected and repaired where it has gone soft, a new weather-resistive barrier and flashing go on around every opening, and the new siding and trim are installed as one system. In Maine, where wind-driven rain, freeze-thaw cycles and long winters test every seam, the layers you never see decide how long the wall lasts.

  • An owner walks the house, measures every wall, and notes rot, past leaks, and how many layers of old siding are on it.
  • Old siding and trim are stripped to the sheathing, and damaged boards are cut out and replaced before anything new goes on.
  • A house wrap or other weather-resistive barrier is lapped shingle-style, with flashing tape and head flashing at windows and doors.
  • New corner boards, window and door casing, and frieze trim go up, then the siding itself, fastened to the manufacturer's spacing.
  • Debris is hauled away, magnetic sweeps pick up nails, and the job is walked with you before the last crew leaves.

Signs it is time

  • Clapboards or shingles that are cupped, split, or soft when pressed
  • Paint that peels within a few seasons of being painted
  • Stains, mold, or bubbling paint on interior walls after storms
  • Dated aluminum, asbestos-cement or 1970s metal siding you want gone
  • Rooms that feel drafty along exterior walls

What affects the price of siding replacement

  • Wall area and how many stories need staging or lifts
  • How many layers of old siding come off, and whether any need special handling
  • Sheathing repairs found once the old siding is off
  • The siding material chosen: vinyl, fiber cement, cedar or composite
  • Trim detail: corner boards, window casing, frieze boards and brackets
  • Whether windows or the roof are replaced in the same visit

Every job is priced from a free on-site visit. Typical ranges for the trade are on our siding page, and the details of this service are on the siding replacement overview.
